Completion Date!! Yey!! UPDATE


Letter from solicitors to say completion date will be 31st March, Woooo hooo!!

Thats the day I go on hol too! Looks like my OH will be doing most of the packing while me & Noah are chilling in center parcs!

I know this is a bit but technically if you wanted to you could move in on completion date - right?

Hi

its technically yours once the keys and deeds r yours is it not? U might be lucky to actually move in the same day tho, its asking a lot and esp seein as solicitors might not confirm till like 4pm.

I admit i'm not talking from personal experience but my friend has recently moved. good luck!

We wouldn't be moving the same day anyhow but just wanted to ask. We've not even given our 4 weeks notice where we are yet...doing it this week so we'll still technically be in this house when we're able to move anyway!

I plan on moving small things, clothes & small furniture over 5 days (in the day while my OH is in work) then at the weekend we'll get a van and chuck the rest of it in & just pop back to this house to do little bits!

I'm convincing myself its going to be that ^^^ Easy anyway!!

Hi, i just moved house at the beginning of Feb, selling the old and buying a new one. The completion date is generally the date that everyone moves, all the money has to be exchanged by 1pm i think, but most people collect their keys around noon, depends on how far along the chain you are, but everyone in the chain will move on that day in most cases.

You are lucky if you can do it over a period of a few days or couple of weeks, it will make it much less stressful

Good luck, moving and enjoy your holiday centreparcs is great!!

hi ya
with relation to the completion date, this is the date where everyone is legally bound to complete (as in have monies from your mortgage provider and send it up the chain) as soon as your solicitor has your money they send it through the telephone banking system (mondays and fridays are very busy) to the previous owners solicitor, at this point this is when you are the legal owner and can take posession...the banking system closes at 4pm so if the money hasnt got through the system by then the completion wont take place. However if this does happen there is a safe guard in place as in the deposit that is put down from the others in the chain, if someone doesnt legaly complete then the 10% deposit is taken to cover legal costs and expenses....

Well I had a call from the solicitor earlier and she said the sellars are keen to progress and we are now in a position to exchange contracts tomorrow, she's asked us to CHAPS the money through tomorrow - which I intend to do.

Was wondering (but forgot to ask) we pay & excahnge tomorrow, why will completion take until the 31st? What goes on in between?

Does it mean that once we've exchanged the house is 'legally' ours? I'm assuming the sellars will be moving to their new prop over easter weekend.....so will it defo take until the 31st for completion?

if you can exchange tomorrow it basically means all the legal works are done (basically the i's are dotted and the t's are crossed) this makes everyone legally bound...it will only be exchanged though when your solicitor has your ten percent deposit...the reason you wont be able to complete i pressume (not knowing all the facts) is your sol hasnt ordered your mortgage funds, she will have to call your mortgage lender and tell them what date she needs the money for (this will take between 3 and 5 working days) unless she has a very good relationship with the lender and they can it there earlier...
A simultaneous exchange and completion (both on the sale day) could have taken place if the funds had been ordered and this would mean you exchange (all become legally bound) and then complete (the house i legally yours) this is a little but more work for your sol but its worth asking her to call the lender and find out the earliest you can have your funds for, it shouldnt take until the 31st would be next thursday normally if they need the 5 days....unless the vendor has a set date they have to complete due to mortgage redemptions etc...
to put it brief ( i know i go on)
ask your sol the earliest you can complete....
say you thought the lender only needed 5 days notice for the full mortgage funds meaning you shoud be able to complete next thur the 27th not the 31st and see what she says....

if they move out over easter you could ask for a "key undertaking" which is where they release the keys to you early to move your furniture etc in but you cant physically move in until the day of completion, some people will do this some wont but if youve exchanged there is a good chance
