I'm Currently Feeling: | My hubby and I got approved for a self certified mortgage just over a year ago and it was the ideal choice for us as DH is self employed. We got a fixed rate until Dec 09 so we don't have to worry about interest rates at the mo.
We were offered more on a self certified mortgage than had we gone down the usual bank route and the mortgage was based on what we could afford rather than what we earn.
Personally I don't have a bad word to say about self certified mortgages, we went through a local mortgage broker so we had to pay a small fee, but it was definately worthwhile as they took all the headache out of the process!! I would definately use a broker again and get another self cert mortgage at the end of the fixed term period.

I'm Currently Feeling: | Thanks for that
Mmy Aunt breifly told me she went through this at the start of getting on the property ladder and also got a broker - is it true (she suggested) that the broker fees will be added to the lending?
Did you have to pay anything beforeyou got your mortgage £? If so do you mind me asking how much roughly? |

I'm Currently Feeling: | The broker fees for the mortgage company itself got added to the mortgage so we didn't have to pay upfront for that. We paid the mortgage broker who arranged everything for us £250, but that was after we'd bought the house. They were really good as they didn't ask for the money until a couple of months after we'd completed on the house.
We didn't have to pay anything for the mortgage upfront but we did have to pay a proportion of our solicitor fees (about £300 I think for searches, land registry etc...) which were about £700 in total. | | | | Status: Offline

I'm Currently Feeling: | If we got our own house it would have to have everything I would be happy with - Its not so limiting.
Problem is our moves were not really ideal I mean our landlord wanted us out due to selling week before we should have gone house we went for screwed us over. We need out and moving areas which made it VERY hard we had a chance to move into new area only in a house for a temp period which lasted longer than we thought (2 months not found a house) we then needed out of there (he wanted his house back it wasnt suitable for us anyway and should have been month tops) so we had to move into a house just because its what came up! Was not ideal at all (2 bed, 1 bathroom that you had to go through a bedroom to get to plus we have an office as both work from home) then this house came up (same landlord) 3 bedrooms OH loved it!
It wasn't a good move and we both agree on that for various reasons we couldn't have known. Last night the electric in whole house went and ya know what with a newborn baby they didn't have anyone 'available' until 8am wasnt an emergency if we didn't know for sure the whole street was out! Im discusted and thats just the latest problem! If we didn't have a coal fire my baby wouldn't have been fed (yes saucepan on fire to heat water to heat her bottle) and that was ok by them! |
