I'm Currently Feeling: | Putting an offer in..... We're having our 3rd viewing of the house we like again nxt sat (5th) and have decided that once we've had our look and confirmed whats incl in the sale etc we'll be putting in our offer. I spoke to the agent today and I told a little fib because he knows and the owners know that we're so keen so I decided to say our curcimstances had changed and I wasn't going back to work meaning our budjet had changed quite a lot ie. the house was way above our max. Anyway the agent said to me 'well I was talking to mr steven's yesterday and he actually mentioned reducing the price for a quicker sale!' Would he just have been saying this?
Also we know our first offer will be rejected so we're going in with a cheeky offer of 11.5k lower than asking price, and will slowly up the price (although our max offer will be 6k lower than asking and that will be at a push!)
Just wanted to ask those who have experience, when the agent calls me to say the offer has been rejected do we re-offer on the same call or give it a few hours/days before we make a new offer?
Any tips & do's & donts would be greatly appreciated.

yes this is true hunni everyone in the new year are looking to reduce price i work for a bank with an estate agencies side to it and they are calling or sellers to reduce price they are looking to reduce up to 20% of oringal price i would personally wait until they reduce there price b4 u put an offer in for explain if the house is 120k and they reduce to 110k for example the seller is not likely to take a further drop in price but u could try hunni i would wait and see and they put a reasonable offer in and if they reject it i would ask the agent what price would they be willing to sell there house for the agent works for both seller and buyer so play it cold and wait and see babes hope this helps xx |

I noticed you work for a bank, I do too? I think I tried to snd you a PM to ask but you dnt get um??
I'm getting our mortgage through work and the advisor did hint at something (but she's not allowed to advise staff) about waiting but we love the house and I worry that it might get snapped up the longer we leave it??
TBH the house is on for £127,950 and my feeling would be that they would reduce to £124,950 so it knocks the stamp duty off and will appeal to more people/buyers. The most we are willing to pay is £120 - £121 but our first offer was going to be £11.5 and we were slowly going to up it to £120!
Think thats sensible? |

| i think that they know that you're keen.... so, I personally would make an offer (cause you think they'll lower it but not as low as you'd like) but don't make another offer in the same call as them telling you it's been declined, wait an hour or so then call them back, that way, you're ahead of the game cause it's still not appealing to some other people cause it's over the stamp duty cut off, and they've found a buyer....it's just agreeing the price, as soon as they put the price down it's likely other people will start to offer too |

Well we're off to see it on Sat & I'm looking forward to it! We're taking my FIL so he can see it too......he has rly good taste.....we know he'll like it!
On our last visit we also took a family friend who is a property developer/builder & has a good property portfolio. He was able to check for things and ask things that we wouldn't know about....Damp in Loft, checked fuse box to see if it was newish, asked about re-wiring etc, he said it was all good and also pointed out a change we could make to the living room to make it bigger!
We will defo be making the offer on Sat....  |

I'm Currently Feeling: | I would go in dead low and only rise your offer teeny tiny bits each time. My house was on the market for 125k i went in at 114k and got to to stop being stupid and the vendor wouldnt take a penny less then 119k, i held my ground and got it for 117k, and thats how u do a deal, go in low and hold your ground hunni, at then end of the day it sounds like vendor is getting desperate if they are considering lowering their price!! |
