Thanks. I always supply it with my application to the landlord. I always found that the majority of places that did advertise as allowing pets were not in too good of condition. I always wanted nicer homes in better areas. So I would apply at every place I liked even if it said no pets allowed. The landlords always praised me on my idea and always would check up on my references. I have a several landlords now on my reference list. I have never been asked for a pet deposit either because of the resume and the references.

If you can avoid doing it, don't do it. However, most LL are reasonable and will just ignore it. I have rented in the past to a family with a dog, although there's a section in the TA agreement regarding pets, didn't take too much notice, tbh, and didn't take any damage deposit from them. They have been good tenants anyway.

I really like the pet resume idea.

I will also say if you are renting a property that is leasehold, often it will be the freeholder who has put in the no pets rule rather than the owner/leaseholder. I know a couple of times when ads haven't stipulated no pets, we have mentioned we have a house cat then LLs have had to check with their freeholder.

My last house I never told them about our cat and they never found out, I'd just take him for a drive when they came round lol. I've just moved and thought I'd be honest this time, they put the sodding deposit up from £780 to £1170!
I think if you have a cat you can probably get away with it, but I personally wouldn't with a dog, I'd be paranoid it would smell or bark and the neighbours would get funny and run to the agents or something. With our house it was stated no pets, but when I asked the landlady was totally fine. She was even happy with the deposit of £780 but apparently it's the agents 'policy' to add an extra half months rent to the deposit!
I don't see anything wrong really with being a bit crafty and leaving the fact you have a pet out, they would have to proove it, I just couldn't live with the paranoia I'd get found out. The previous tenants had a dog without telling the LL, and she was fine, but she's a pretty laid back kinda woman.

I would be careful...we werent allowed pets at our last house..but were looking after a friends dog while she was away for a week, we came hom from the shop one day to find he'd chewed the skirting board, scratched a hole in the (real) wooden floor, tore holes in the conservatory furniture and pulled out all the stuffing, chewed the legs of the table, and got up on the table and chewed all the placemats! He was 'supposed' to be trained, and we were only gone half an hour! So our landlord went mad, and we lost our deposit!

I was so annoyed too, because we owned everything in the house except the 2 things he destroyed!!! When we applied for this house we told the landlady we had a dog, and she said its fine as long as we clean up after her! Now when she comes to collect the rent every month,she sometimes brings her own 2 dogs and all 3 play in the garden lol
