housing drama


ok so my landlady is a complete nightmare! she turns up whenever she feels like it and yesterday she told me she wanted the living room so i had to leave the room!
anyway its getting rediculous and i won't bore u with all those issues! ive decided to leave and stay with my aunt and uncle.
1st problem is i don't know how much notice i have to give?
2nd i pay elec and gas seperately so will i have to pay that for the month im not there because its paid every 2 months?
3 is the major one. it started off with 4 of us in the house, now only 2. if i leave the other girl will be on her own. i know she wont want to live alone so if i move shell have to and i dont want to lose her as a friend!
to top it all off my landlady is lawyer, so will prob screw me over AND she's my teacher in school so is going to make that miserable for me.

(this is all assuming you are in UK??). I assume she lets out the rooms individually by the sounds of it? how many bedrooms in total? 5 or more and she has to have an up to date gas safety certificate, but ideally she should have that anyway if she is responsible!! Also, ask her which government nominated bank thingy (cant remember what its called) she has your deposit in coz it is against the law for her to have put it into her own account.
as for coming into the property whenever she likes, if the bedrooms are let out individually then she can enter communal areas (kitchen, lounge, bathrooms etc) but needs your permission/needs to give you notice to enter bedrooms. She shouldnt just let herself into the house unless she has given you fair warning of her intentions to inspect the house, and should always knock and wait like any other visitor.

there should have been a contract when you moved in. you should of had a copy and she should have a signed copy. that should state what notice you need to give, assuming you are out of the usual 6 or 12 month initial agreement. if there was no contract I believe it is 4 weeks by law (but check by googling it).
As for your friend, is it not an option that the both of you move into a place together? that way you stay together and between you you can keep costs down (ie, it is normally cheaper to rent a two bedroom house than it is to rent two seperate bedrooms in a house)

^^ thanks i'll be talking to her and seeing what she comes back with... there was no written agreement and we pay in cash so i'm fairly sure she's not paying tax on this money. bit of a mess really!

as to what sort of a tenancy i have i really don''t even know, there's not much official about it. i pay every month, didnt ever officially say how long i would stay for and i rent a bedroom in the house with use of the main rooms

If there is no official tenancy then she would have difficulties trying to prevent you leaving immediately.

yup, and are the utility bills in your or her name?? you should only pay for the utilities for the period you are there. ie, if you leave at the end of march but bills arent due until end of april, then you just divide the amount in april so that you only pay for march!!
paying by cash is a bit iffy (unless she has been giving you receipts?) coz neither of you have any proof of payments. did you pay a deposit? did you get a receipt for the deposit??

your other option is that you talk to her and try to iron out the problems...or is it way past that now?? lol

Does the landlady live in the property also? If not she has no right to let herself into the property without permission from someone in the house.
You will have created a verbal agreement when you started paying rent but as this is cash and nothing is signed she would have no proof to this.
I would tell her you are leaving and see what she comes back with.

thanks for the advice! the bills are all in her name, from what youve all been saying she doesnt have a leg to stand on, i think i'll tell her next time i see her and be out in 2 weeks. she doesnt live here. i wouldnt have lasted since september if she did lol ive talked to her husband about the problems and hes such a nice guy but wont really help me because hes whipped! lol i guess i wont get my deposit back..
