Well he didn't wanna let it go for any less that 122k but I stressed our position (ready to move) to the agent and also lied and said we also wanted to put an offer in on another property. The vendor had already found the house he wanted but couldn't make an offer until an offer had been made on his. Yesterday he made an offer on the property he wanted and said if it was accepted he would accept our 118500, otherwise he wanted at least 120k.
His offer was accepted so he accepted our offer, there's no chain on the house he wants and he also wants a quick sale. If he didn't accept our offer he could miss out on the property he wants!
We actually had a friend have a look over the property for us as he builds houses, buys, sells & develops who said from what he could see it was fine, obviosly we'll still have the survey etc done.

Yeyyyyyyyy!!! We've had the offer accepted on the house we love!!! It was on for £127,950 and they accepted our offer of £118,500, they are leaving all Fittins, fixtures, curtians, Lightshades, New fridge freezer, new dishwasher, oven, new wardrobes, kitchen table & chairs, breakfast bar stools and some other bits. I also liked one of the beds as it was high and nice so I asked for that too!!! They found the house they want and had their offer accepted so they accepted our offer and theres no Chain on ours or their side so hopefully things can get moving pretty quickly.
